Decoding Nepalese Land Measurements: Ropani vs Bigha

If you are planning to buy land or build a house in Nepal, the very first hurdle you will face is understanding the local measurement system. Depending on geography, a "standard" plot of land means entirely different things.

The Hilly System: Ropani-Aana-Paisa-Daam

Used predominantly in Kathmandu, Pokhara, and across the hilly districts, this system is designed for smaller, highly valuable plots of land.

  • 1 Ropani = 16 Aana = 5476 Square Feet
  • 1 Aana = 4 Paisa = 342.25 Square Feet
  • 1 Paisa = 4 Daam = 85.56 Square Feet

In Kathmandu, residential plots are typically sold by the "Aana." A standard house usually requires 3 to 5 Aanas of land.

The Terai System: Bigha-Katha-Dhur

In the southern plains (Terai region), land is traditionally used for large-scale agriculture, so the measurement units are significantly larger.

  • 1 Bigha = 20 Katha = 72,900 Square Feet
  • 1 Katha = 20 Dhur = 3,645 Square Feet
  • 1 Dhur = 182.25 Square Feet

To put this in perspective, 1 Bigha is equivalent to approximately 13.31 Ropanis! Attempting to calculate these conversions mentally when negotiating a real estate deal is highly risky.
